Tenant Reassurance & Hausi Compliance
Client Money Protection is provided through Propertymark (CMP011881), and Hausi is a member of the Property Redress Scheme (PRS039925). Tenant deposits are protected through MyDeposits, with deposit replacement services available through Flatfair Limited.
Our agency will not progress an application until the holding deposit has been paid and tenant info is completed and returned by all the applicant(s). To avoid unnecessary delays, it’s important that you return your information and ID's(s) within 48 hours.
A tenancy cannot be completed until the paperwork is complete and the agreed first month’s rent is paid in advance and in full (typically one month after the contract is signed), this includes your Right to Rent share codes issued by the Home Office if coming from abroad. On all occasions, we will request a guarantor in order to offer a tenancy subject to referencing which the landlord may request. The holding deposit is non-refundable should following referencing, it is discovered that key material facts have been omitted or prove false which then leads to the Landlord declining your application.
International Tenants will require a Guarantor company (as apposed to an individual) to Guarantee the rent during their stay. We recommend Housing Hand and HomePPL who can provide cover within 24 hours.
By paying the deposit, the property you have reserved will be taken off the market and all future viewings cancelled for 14 days, and it is therefore deemed fair that the tenant will receive no refund should they later decide not to take up the tenancy or fail to move in on the agreed proposed check in date.
If the Landlord decides against proceeding with the tenancy, the tenant will receive a full refund of all monies paid.
Our helpful team are on hand to answer any queries and concerns you may have.
