Today’s tenants expect modern, well-maintained homes. To achieve the best rent and attract long-term tenants, we recommend:
Neutral, clean décor
Contemporary furnishings (if let furnished)
Up-to-date kitchens and bathrooms
Regular garden maintenance (or a clause to ensure tenants maintain it)
Working, efficient heating systems and double glazing
Clean communal areas in flats or HMOs
Attention to detail—grouting, lighting, flooring, and fixtures all influence decisions
You must provide a valid Gas Safety Certificate, renewed annually, issued by a Gas Safe registered engineer. This is a legal requirement.
All landlords must now provide an Electrical Installation Condition Report (EICR) every five years. We also recommend PAT testing for any portable appliances supplied. These must be completed by NICEIC-approved contractors.
All furnishings provided must meet fire resistance standards under the Furniture and Furnishings (Fire) (Safety) Regulations. Smoke alarms are required on each floor, and carbon monoxide alarms must be installed in any room with a solid fuel-burning appliance.
An EPC is legally required before letting and must be rated E or above (subject to changes in future legislation). It gives tenants clear insight into energy efficiency and operating costs.
For landlords letting to multiple unrelated tenants, HMO licensing may be required. HAUSI specialises in HMO compliance and licensing, from 3-bed sharers to large 7-bed professional properties. We handle:
Licensing applications
Fire risk assessments and layout planning
Floorplan compliance and room sizing
Ongoing inspections and safety obligations
If you're based overseas, we ensure compliance with the Non-Resident Landlord (NRL) Scheme, including:
Deducting basic rate tax where required
Assisting with NRL approval to receive rent gross
Coordinating with accountants to file tax returns
Advising on reinvestment opportunities and financial efficiency (via our trusted advisors)
All deposits taken under an Assured Shorthold Tenancy (AST) are protected in a government-approved scheme. We use the DPS custodial scheme and handle:
Deposit registration
Issuing prescribed information
End-of-tenancy deductions (with clear evidence)
Dispute resolution, if required
