Presenting Your Property for the Professional Market

Today’s tenants expect modern, well-maintained homes. To achieve the best rent and attract long-term tenants, we recommend:

  • Contemporary furnishings (if let furnished)

  • Regular garden maintenance (or a clause to ensure tenants maintain it)

Legal & Safety Compliance

Gas Safety

You must provide a valid Gas Safety Certificate, renewed annually, issued by a Gas Safe registered engineer. This is a legal requirement.

Electrical Safety

All landlords must now provide an Electrical Installation Condition Report (EICR) every five years. We also recommend PAT testing for any portable appliances supplied. These must be completed by NICEIC-approved contractors.

Fire Safety

All furnishings provided must meet fire resistance standards under the Furniture and Furnishings (Fire) (Safety) Regulations. Smoke alarms are required on each floor, and carbon monoxide alarms must be installed in any room with a solid fuel-burning appliance.

Energy Performance Certificate (EPC)
